About the Scheme
Beckwith Knowle Developments Ltd is a recently incorporated property development company set up for the specific purpose of delivering new healthcare and commercial facilities on land to the rear of Cardale Park, one of the premier business locations in the Harrogate District.
Harrogate Borough Council identified the 12-acre site as a potential employment site in the last Draft Development Plan and it was highly rated in a recent assessment of the employment land supply across the District. It is a particularly important location on the West side of Harrogate, given the close proximity to the recently consented residential development sites.
The Council is enabling the supply of housing required to meet the needs of a growing population and Beckwith Knowle will support these efforts by providing much needed employment space in an already established commercial area.
This commercial development will help to maintain businesses in Harrogate and will provide a range of office and high tech accommodation suited to new companies, to ensure Harrogate can retain and grow its work force, both in scale and skills.
It is envisaged that the site will be delivered in three phases over a five year period to ensure that the delivery timeframes meet an increasing local demand.
The initial phase will comprise a sale of three acres of land to Tees, Esk and Wear Valleys NHS Foundation Trust (TEWV), the mental health trust that provides services in the Harrogate area.
TEWV plans to build a new purpose-built inpatient unit to replace the two wards for adults and older people currently provided at Harrogate District Hospital. The current inpatient unit does not meet the high, modern standards that the Trust expects to provide for patients and staff.
The proposed development will be a major investment in mental health facilities in Harrogate. The new state-of-the-art hospital will have 36 single en-suite bedrooms, offering excellent standards of privacy and dignity as well as safe gardens and peaceful outdoor space that patients can enjoy.
The unit will be purpose designed to offer a calm, therapeutic and safe environment that meets the specific needs of service users including people living with dementia. There will also be space for families and carers to spend time with loved ones.
If approved TEWV will develop more detailed plans for the new unit.
Phase One will also encompass the provision of infrastructure (water, electricity, gas and surface water and foul drainage), together with the access arrangements and a main “spine” road into the rest of the development. This co-ordination of works will minimise disruption and enable subsequent phases to be delivered in a timescale that meets the occupiers’ needs.
At present there are already enquiries for new offices from existing Harrogate businesses, particularly in the Technology sector, however detailed plans for the next phase will only be formulated when Phase One is realised.
